ima is proceeding with the design on a second phase of the student housing for the USC Medical Science Center. American Campus Communities has again teamed with ima and KTGY to provide additional student housing for the Health Center. Phase 1 is open and leasing to students, faculty and a number of units designated for family of long term patients at the USC Medical Center.

Student Housing Revealed for L.A. County + USC Medical Center

KTGY Architecture + Planning has unveiled renderings for a new student housing complex planned near the L.A. County + USC Medical Center in Lincoln Heights.

The project, which developer American Campus Communities filed last month with the Los Angeles Department of City Planning, calls for the construction of a six-story, 134,000-square-foot building at 1630 San Pablo Street that will feature 95 residential units - with 272 total student beds - and 10,000 square feet of retail space. Each four-bedroom suite will come with a central kitchen and bathroom, and offer access to 3,500 square feet of lounge and study rooms, as well as a rooftop sky terrace and a central courtyard space.

Parking will be provided in an existing off-site garage which contains 1,200 vehicle spaces. Anticipated demand for parking at 1530 San Pablo is 157 stalls.

The proposed development is the second phase of a student housing expansion, which started with the construction of a five-story, 177-unit building located nearby on Alcazar Street. That project was also developed and designed by American Campus Communities and KTGY respectively.

The design of 1630 San Pablo is described as a being related to the first phase project, without being its "twin," according to Benjamin Kasdan of KTGY. A brick base - required by USC - will be complemented with dark red and caramel colors.

The new student housing will also relate to a third phase of the expansion - a proposed 200-room Hyatt House hotel at the corner of San Pablo and Alcazar.

Construction of 1630 San Pablo is expected to begin in the fourth quarter of 2018. Following a roughly two-year construction period, completion of the new student housing is anticipated in the fourth quarter of 2020.
